- Preparation of the annual budget. This is undoubtedly one of the most important tasks in the management of a building as it basically dictates the amount leaseholders will have to pay.
- Planning for future major works and the preparation of a Capital Expenditure Plan. I would call on a Building Surveyor to provide estimated costs for works required. A well-managed block will have a Capital Expenditure Plan. Even if the leases do not allow for the collection of a reserve fund, leaseholders still need to know what expenses they may face in the future.
- Ensuring compliance with Landlord and Tenant legislation and health and safety requirements. This can be a minefield which I can help to steer you through.
- Reviewing and renewing contracts to ensure you are achieving value for money.
- Monitoring contractor performance. I can be as “hands-on” as necessary.
- Advice on lease obligations. At the end of the day, the lease is undoubtedly the single most important document when it comes to managing a building.
